Booking conditions

Booking through the site, you pay a deposit of 30% of the total online with Stripe; the balance is paid on arrival. If you cancel up to 14 days before arrival, the deposit is refunded in full; after that deadline, or in case of a no-show, it is retained. To cancel, write to stefano.carloni0@gmail.com or call +39 339 524 3726. The right of withdrawal provided for by the Italian Consumer Code (Codice del Consumo) does not apply to accommodation services booked for specific dates (art. 59, letter n).

Check-in from 15:00 to 20:00, check-out by 10:00. The apartments sleep up to 4 people; a cot is free on request for children up to 3 years, no extra beds. Non-smoking, no pets, no parties.

If you press Accept we activate: Google Analytics 4 and Google Tag Manager (visit and booking statistics), Google Ads (measuring campaign conversions), Meta Pixel (Facebook and Instagram). They record pages viewed, the source of the visit (for example the campaign), date searches, the start and completion of the booking with its amount. When a booking is paid, our system may send the same event to Google Analytics and Meta directly from the server, with e-mail and telephone irreversibly encrypted (hashed), only if you have accepted. The data may also be processed by Google and Meta outside the European Union under their own safeguards. You can change your mind at any time via the Cookie preferences link at the bottom of every page.

Direct bookings and privacy

When you book from the Book page we ask for your first name, surname, email, phone, country, dates and number of guests. These are used only to manage your stay and to comply with the legal obligations of accommodation providers (reporting guests to the Police Headquarters, tourism statistics, tourist tax): the legal basis is the performance of the accommodation contract and legal obligation. The data controller is Stefano Carloni, manager of Residenza Larici, Via Prai de Mont 60, 38037 Bellamonte (TN), email stefano.carloni0@gmail.com.

Data are recorded in the property's management system and in the Beds24 channel manager, which uses them to block dates on the portals. The deposit is paid via Stripe: card details are handled only by Stripe and do not pass through this site. Data are kept for the period required by tax and public security regulations, and are not used for advertising. You can request access, rectification or erasure of data not subject to retention obligations by writing to stefano.carloni0@gmail.com; you may also contact the Italian Data Protection Authority (Garante per la protezione dei dati personali).
